Grouping small jobs can make a property brief easier to review, but compatibility matters more than the number of items.
Group by location
Tasks in the same room or exterior zone may share access, floor protection and clean-up. A room-by-room list also makes it easier to spot dependencies and explain which areas must remain usable.
Look for shared preparation
Painting touch-ups may follow suitable patching or minor carpentry once the condition and materials are assessed. Hardware adjustments or shelving tasks may share tools, but that does not automatically make every job suitable for one visit.
Separate specialist work
Electrical, plumbing, gas, structural, asbestos, certification and other regulated work should be identified separately. A real provider must confirm what they are qualified and permitted to perform.
Set priorities
Mark essential, useful and optional items. This gives the provider a sensible basis for discussing sequencing, materials and what can fit within the proposed project.
